Like I said…by mid-March, we typically
have over 225 waterfront properties
Active and Available to choose from…
this year, there are only 145,
many of which, may (or may not be) in your budget—
**** Of these 145 homes, 52 are $900,000 and UP (to over $8M)—[which, of course, is typical of waterfront homes EVERYWHERE because EVERYONE IS CLAMORING FOR THE AMERICAN DREAM –NOW, MORE THAN EVER] ****
With that, the median price range on Smith Mountain Lake has risen to $750,000 in just the last 6 months, with precious little to choose from, anymore below $500,000
Also, Mortgage Companies are Literally GIVING MORTGAGES AWAY THANKS TO THE FEDS!!!
So! if you see something even remotely
appealing to you, I urge you not to wait
because listings are not lingering…….
And…with all due respect–that’s not a sales pitch–it’s a fact.
As of this morning, there were already
48 Smith Mountain Lake Waterfront Homes
Under Contract/Pending their Closings.
(I’m happy to provide this list to anyone who
is interested…although there’s no real need
to look at something you cannot have).
There was a time when I would ask people
to whittle their lists down to 20 possible
properties for a home tour….Since 2020 began
you are lucky if you can find 10 that you
like and can afford—and prices continue to rise.
