3) Higher Prices Overall
4) Bidding Wars on Lower Priced Homes

There are literally only 87 Homes on my Waterfront List
up to $1M, and a few hundred of you reading this email right now…

As Smith Mountain Lakefront Homes are coming on the market, they are being scooped up by Buyers who are prepared to make
offers.

That means, that SERIOUS BUYERS have a few things taken care of:
a) A ‘Pre-Qual’ Letter from their Lending Institution
b) Are Ready to make an offer at a moment’s notice
c) Are Prepared to ‘think outside the box’ to secure their position
d) Are aware that many homes under $500K have already Sold for full price or had bidding wars
since January 1st

So the 2020 Spring Season is off to the races…literally,
because we have no inventory.

Only a handful of homes can be short-term rented on the lake
and those go first—after that it seems to be anything under $550K.
